NOTE: I am unable to deal with Shared Ownership properties unless the final staircasing has been registered, complex Leasehold Titles and New Build properties forming part of large developments
Property reports & pre-offer title checks
Before making an offer on a property I can provide:
A report on the legal title
Report on any issues identified
Pre-auction title check
For an additional fee I can include reporting on the full contract package, reporting on searches and reporting on the LPE1/FME1/ground rent packs
Title checking service
My title checking service for conveyancers and solicitors include:
Checking and amending the draft contract
Providing a set of enquiries
Providing a report on the legal title
Checking and reporting on the protocol and supporting documents
Preparing the TR1
Providing the fee earner with a list of important matters to note from the legal title and contract package
I can also provide reports on title for remortgages
For an additional fee I can include a report on searches, a report on the replies to the LPE1/FME1 enquiries and ground rent packs
Independent property viewing service
I attend properties on your behalf where you are unable to do so (within a 10 - 12 mile radius of Whitley Bay, Tyne and Wear) which is particularly beneficial for property investors, landlords and estate agents. You select the level of service required with any additional optional services subject to additional charges. My services include:
Providing a checklist or working off the client’s checklist
Practical observations
Photographs of the property (optional)
A walk through video of the property (optional)
Report on the property title where the deeds are available (optional)
Information on the local area (optional where available from public sources)
Local Estate Agents - I can also provide property viewing services on a freelance basis to offer additional support on a long term or ad hoc basis.

Payment terms - All services are payable upfront and work will only commence once cleared funds have been received.
